Even with an agent, the sales process can be a gruelling process. Get yourself ready for having to keep the house tidy all the time, being asked to have the house inspected by potential buyers unexpectedly and at short notice, having potential buyers failing to turn up at appointed times, receiving low-ball offers, receiving high offers that are never confirmed, experiencing long delays to exchange even after acceptable offers are confirmed, etc, etc.
Your agent will do a lot to filter and protect you from these frustrations and disappointments. In addition to this, because it’s what they do every day, the agent will already often have a network of potential purchasers, will know the best way of marketing your home to attract these and other potential buyers, and will know whether its smarter to auction or sell by private treaty.
